How Much Does Homeownership Cost Per Day?
The $13-a-day comparison is the most abused number in rent-to-own. Half of it is honest. Here's which half and how to stress-test it against your budget.

Why the $13-a-day figure is half honest — and which half to trust

> Looking at a typical rent-to-own file in Ontario, the gap between market rent and a rent-to-own payment works out to somewhere around $13 a day. That is a real number but let's break it out further.
Figures below are illustrative and rounded, built from typical program structures. They are not a quote. Every family's numbers are set individually.
Where does the $13 a day number come from?
The math is simple:
| Amount | |
|---|---|
| Rent-to-own payment, all-in | $3,400/mo |
| Current market rent | $3,000/mo |
| Difference | $400/mo |
| Per day | ~$13 |
Thirteen dollars is a restaurant meal. Two specialty coffees at your local coffee shop.
Is $13 a day an honest way to look at it?
Half of it is honest. Half of it is not, and you should know which half.
The honest part: $400 a month to get into homeownership is a smaller number than most people expect. Families come to us braced for a $900 or $1,200 jump in payments over their rent and are genuinely surprised when we give them honest numbers like this. Framing it daily does not change the math, it just makes it easier to picture the difference against your actual spending.
The dishonest part: quoting the gross difference and calling it the cost is a sleight of hand. A portion of every rent-to-own payment is credited toward your purchase as equity. So the $3,400 is not all consumption the way $3,000 in rent is. If $150 of that payment is credited, your true cost of occupancy is $3,250 which is slightly more than the $3,000 you are paying now for rent, but $150 a month lands in your down payment instead of a landlord's pocket.
Your payment is higher than rent. We are not going to pretend otherwise.
It goes up because part of it is now buying you something.
So what does $13 a day actually buy?
Over a three-year term, that $400 monthly difference totals about $14,400 out of pocket. Against that, the credited portion of your payments, plus your option deposit, builds a position measured in the tens of thousands, all of it applied to your down payment when you purchase at the end of the term.
The comparison that matters is not rent-to-own versus a mortgage you cannot get approved for today. It is rent-to-own versus three more years of renting. Three years at $3,000 with modest annual increases is roughly $111,000 paid, nothing earned, and a purchase price that has kept moving while you were saving for it. Let's not even talk about how hard it is to save today with food, gas and entertainment prices constantly on the rise.
What does $13 a day not buy?
It does not buy a guaranteed mortgage. At the end of the rent-to-own term you still have to qualify with an A-lender based on the work you do, on your own merits. The program is a bridge to that approval and never a destination. If your credit or income does not get where it needs to be, the option deposit is forfeited.
It also does not buy ownership during the term. The home is held by a private finance partner until you purchase. You have security, a locked timeline, and locked terms but you do not have title.
How do you know if you can actually find $13 a day?
This is where the daily framing turns useful, use it as a stress test, not a sales pitch.
If $400 a month means skipping restaurant meals, that is an adjustment in your budget. If $400 a month means the car payment is late in March, the program is not the right fit for you yet.

> Annual household income × 4.5, plus your option deposit, gives you a maximum home price. Work backwards from there before you fall in love with a number.
Frequently asked questions
Is rent-to-own more expensive than renting?
The gross monthly payment is higher because you are dealing with a real mortgage payment on a home that is being purchased for you.
What happens to the extra money if I don't qualify at the end?
Your option deposit and equity earned is forfeited if you walk away or default. That is the risk.
Does the $13/day figure apply to everyone?
No. It reflects a typical file in the $400,000–$900,000 range. Your gap depends on your income, deposit, and the home price.
Can I just save the $400 a month myself instead?
Some families should. If your gap is under eighteen months and you are already qualified on credit, keep renting and save. We will tell you that on the call.
Do I need my own lawyer?
Yes. Independent legal advice is a condition of every agreement we write. Any rent-to-own company comfortable with you signing without it is telling you something important.
